Homes are selling quickly.

I get asked if there is a perfect time to sell your home. Unless you’ve got a crystal ball (and the talent to “read it”) don’t try to predict the market. Buyers are always looking… and buying. Some months of the year may be a little busier than others, but there is no “perfect” time to sell. Job transfers, growing families, marriage, relocation, divorce, expiring leases; these events happen all year long for home buyers. The best time to put your home on the market is when you are ready to sell.

Right now in the Parker area, there are 603 homes for sale.  That may seem like a lot, but on average 177 homes sell every month.  This represents a 3.4 month supply of homes.  Just a few years ago we were easily double that, with a glut of homes and no buyers.  How a little supply and demand can change things.  Low interest rates don’t hurt, either.  As of the date of this post, a 30 yr fixed mortgage is in the 3.5-4% range.  That is great news.
